1. About Jois
Jois Real Estate & Property Limited operates Jois Property Hub, a platform intended to help users discover property listings, connect with owners and professionals, manage inquiries and access related tools. Unless a separate signed agreement says otherwise, Jois is a marketplace and technology provider, not the buyer, seller, landlord, tenant, legal adviser, surveyor, valuer or lender in a transaction between users.
2. Eligibility and accounts
You must provide accurate account information, protect your password and verification codes, and promptly report suspected unauthorized access. You are responsible for activity performed through your account except where applicable law provides otherwise. Do not impersonate another person, evade account controls or create accounts to abuse the service.
3. Listing rules
You may post only information you are authorized to publish. Listings must be accurate, current and lawful, with prices, location, property type, tenure and material limitations clearly described. Do not post property you have no authority to market, forged documents, misleading images, discriminatory unlawful content, scams, prohibited goods or false investment promises. You must update or remove listings that become unavailable or inaccurate.
4. Review and verification limitations
Jois may review, reject, suspend or remove listings and partner profiles. A “published” status means the listing passed the platform's publication process. A “verified” label means only the specific checks Jois says it performed; it is not a guarantee of title, ownership, planning approval, boundaries, condition, valuation, seller authority, return on investment or transaction safety. Do not rely on a badge instead of independent searches, inspections and professional legal advice.
5. Contact, inquiries and user conduct
Use contact details and inquiries only for legitimate property-related purposes. Do not spam, scrape, threaten, discriminate unlawfully, misuse personal data, bypass security, manipulate reviews or make false reports. Users are responsible for their negotiations, agreements, inspections, due diligence, taxes and transaction documents.
6. Fees, subscriptions and refunds
Any paid plan, listing upgrade or fee must be clearly displayed before purchase. Features should activate only after payment is confirmed by the provider and Jois. Subscription renewal, cancellation, expiry, failed payment, refund and dispute handling must follow the specific checkout terms shown to the user and applicable law. If a fee or refund policy has not been presented at checkout, contact Jois before paying. Jois will not treat a pending payment as a completed payment.
7. Property payments and escrow
Do not assume Jois holds funds, provides escrow, guarantees refunds or protects a property purchase unless the specific service is expressly enabled, legally authorized where required, and described in a separate written agreement. Do not transfer large sums based solely on a listing or an unverified message. Confirm the parties, title and payment instructions independently. Bank transfer and payout features remain unavailable until the relevant provider integration and approvals are complete.
8. Third-party services
The platform may link to external websites or rely on hosting, email, SMS, payment or banking providers. Those services have their own terms and availability. Jois does not control third-party systems and will not claim a provider is operational until setup and testing are complete.
9. Content and intellectual property
You retain rights you hold in content you submit and grant Jois permission to host, display, format and distribute it as needed to operate the service and promote the listing through the channels you authorize. You must have the rights and permissions needed for all uploaded text, images, documents and logos.
10. Suspension and termination
Jois may restrict, suspend or remove accounts, listings or partner connections where reasonably necessary to investigate suspected fraud, protect users, comply with law or enforce these terms. You may stop using the service and request account deletion. Some records may need to be retained for lawful financial, fraud-prevention, security or dispute purposes.
11. Disputes and liability
Nothing in these terms removes rights or remedies that cannot lawfully be excluded. To the extent permitted by law, Jois is not responsible for the independent acts, representations, title, solvency or performance of buyers, sellers, landlords, tenants, agents, developers or external providers. Users should obtain independent professional advice before committing funds. Disputes should first be raised through Jois's official support channel where appropriate; applicable Nigerian law and competent courts govern matters that cannot be resolved informally.
12. Changes and contact
We may update these terms to reflect product or legal changes. Continued use after a notified effective date may constitute acceptance where legally valid. Contact Jois through its official support channel. The official support email and registered office address must be inserted here before public launch.
